Job Summary:

The Director of Facilities Management at Union University is responsible for overseeing the physical plant operations, including all buildings and grounds, utilities, energy management systems, and safety/security systems. The individual ensures a safe, healthy, and comfortable environment for students, faculty, and staff. The person is tasked with scheduling and supervising maintenance and repair activities, contracted services, and custodial services, while ensuring that the physical operation of the University aligns with budgetary and strategic objectives.

Essential Job Duties:

· Leadership: Provide visionary leadership and strategic direction for the Facilities Management Department (including maintenance, grounds, landscaping, and housekeeping), fostering a culture of excellence-driven, Christ-centered, people-focused, and future-directed. Maintain positive morale among employees of the department. Strive constantly to maintain a true “service” attitude from the bottom to the top of the organization.

· Facilities Maintenance and Repair: Oversee the scheduling and supervision of maintenance and repair activities for all University buildings and grounds, ensuring timely and efficient resolution of issues. Provide guidance to regional campus directors on matters related to facilities and maintenance.

· Housekeeping: Direct Housekeeping Supervisors to ensure housekeeping staff provide cleanliness, orderliness, and sanitation standards are maintained to create a safe, hygienic, and comfortable environment for students, employees, and guests.

· Grounds and Landscaping: Provide oversight to the Grounds and Landscaping Coordinator for maintenance of lawns, landscaping, walkways, sprinkler systems, fertilizing/pre-emergent, and beautification. Manage the maintenance of campus roads, parking lots, and sidewalks, including repairs, striping, handicap access, signage, and speed control measures. Coordinate response to inclement weather, including addressing snow and ice conditions.

· Contracted Services: Manage relationships with external vendors and contractors, ensuring quality service delivery and adherence to contractual agreements.

· Energy Management: Implement and maintain energy management systems to optimize energy usage and reduce environmental impact while minimizing costs.

· Safety and Security: Ensure the implementation and maintenance of robust safety and security systems across the University campus, including fire safety, emergency preparedness, and access control. This includes annual inspections and certification of fire, elevator, boiler, and compressor systems.

· Budget Management: Develop and manage the Facilities Management budget, ensuring effective allocation of resources and adherence to financial constraints. Assist in developing budgets for future years.

· Compliance: Ensure compliance with relevant regulations, codes, and standards related to facilities management, safety, and environmental sustainability.

· Strategic Planning: Collaborate with University leadership to develop and implement long-term facilities management strategies including a deferred maintenance plan that is aligned with the institution’s goals and objectives.

· Staff Supervision: Provide leadership and direction to Facilities Management staff, fostering a culture of accountability, professionalism, and continuous learning.

· Reporting: Prepare regular reports on the performance and status of facilities management operations, presenting findings to senior leadership as needed.

· Communication: Serves as the general liaison between Facilities Management and other University departments and off-campus organizations.

· Perform other duties as assigned.

Required Qualifications:

Graduation from high school or equivalent and five years of previous experience in administration and supervision skills for all areas of facilities management. A valid driver’s license is required.

Preferred Qualifications:

Graduation from an accredited college or university with a degree in Facilities Management, Engineering, Business Administration, or a related field is preferred and may count for a portion of the required experience. Preference also will be given to applicants who can demonstrated excellent communication skills, both oral and written, and possess the ability to interact with people at all levels within the University community.
